Job Summary
The Managing Director of Real Estate and Facilities role is an integral part of the COO team, ensuring welcoming spaces for our staff and students to work and learn. The starting salary range for this role is $151,520-$167,468. This is a full time, occasional flexibility role based at KIPP DC Headquarters  with an anticipated start date of January 30, 2025.

About the team
KIPP DC has nearly 1,000,000 square feet of school facilities worth more than $450 million, housing 20 schools and the Learning Center. In addition, KIPP DC owns and rents additional property through the District of Columbia. KIPP DC manages these facilities directly with the support of an outsourced facility management and engineering firm.

About the Role
The Managing Director (MD) of Real Estate and Facilities is a key member of the COO team and will drive important workstreams in service of KIPP DC’s mission. As KIPP DC seeks to improve and expand existing facilities, grow through the acquisition and/or construction of new facilities, and maintain all existing facilities, the MD will play a central role in the areas of real estate, construction project management, facility management, and budget management.

As a Managing Director, this position must also ensure adherence to established internal control policies and procedures and maintain compliance within the organization.

Location and Type of Work
As a headquarters team that is focused on being responsive to our schools and meeting the needs of our students and families, we approach our work in a way that reflects these priorities. Schools operate in person and our students and families rely on us for in-person support, and this position will regularly provide on-site support to school teams, frequently partner with other headquarters teams, or regularly work in multiple locations. Because of the nature of the work, this role allows for occasional flexibility. This role will have approximately 20% flexibility to work remotely. 

Responsibilities
Development and Implementation of Comprehensive Real Estate and Facilities Strategy - 35%
  • Create and oversee the execution of a long-term facilities plan that aligns with KIPP DC's mission and goals, and addresses current and future facilities needs.
  • Lead the development and execution of a comprehensive capital plan, prioritizing projects based on strategic needs and financial constraints. 
  • Establish and maintain strong relationships with key vendors and contractors, negotiating favorable terms and ensuring optimal performance.
  • Foster a culture of continuous improvement, exploring innovative technologies and best practices to enhance operational efficiency and reduce costs
Strategic Team Leadership & Stakeholder Engagement - 25%
  • Provide thoughtful leadership and direction to the real estate and facilities team, including the Directors of Facilities Management, Facilities Planning & Design, and Operations.
  • Foster a high-performing team by recruiting, developing, and retaining top talent. Implement effective performance management systems to measure and improve individual and team performance.
  • Cultivate strong relationships with school leaders, staff, and other key stakeholders to understand their needs and priorities and collaborate on solutions.
  • Develop and implement effective communication plans to keep stakeholders informed about real estate and facilities initiatives, projects, and important updates.
  • Collaborate with other departments, such as finance, operations, and legal, to achieve organizational goals.
Facilities Operations and Project Management - 25%
  • Oversee the day-to-day operations of facilities and custodial workstreams, ensuring efficient and effective delivery of services.
  • Oversee major construction projects, ensuring adherence to budget, schedule, and quality standards. 
  • Holds strong technical knowledge of building systems and has technology-savviness needed to navigate existing platforms and explore future alternatives
  • Establishes preventative maintenance plan and building operations policies, procedures, and service standards to comply with all laws and regulations (e.g., OSHA, ADA, etc.)
  • Lead the organization's response to real estate and facilities emergencies, ensuring timely and effective resolution of issues while prioritizing safety for staff and students.
  • Be available to respond to emergency calls after hours and on weekends as needed
Financial Oversight & Risk Management - 15%
  • Develop and manage comprehensive annual budgets for real estate and facilities operations, including capital expenditures and operating expenses. 
  • Lead the procurement process for goods and services, including vendor selection, contract negotiation, and performance management. Monitor contract compliance and enforce contract terms.
  • Prepare regular financial reports, including budget variances, key performance indicators, and financial forecasts. Analyze financial data to identify trends, opportunities, and areas for improvement.
  • Develop and implement risk management strategies, including insurance coverage, emergency preparedness plans, space planning, and disaster recovery.
Requirements & Preferences

Requirements:

  • Bachelor's degree 
  • 10+ years of experience in strategy, facilities management or operations, including 8+ years of experience in facilities planning, design, and construction management, preferably in an educational setting
  • 5+ years of experience managing people, preferably in an operations or facilities environment
  • Experience managing budgets of $5M+ required 
  • Experience with vendor management (e.g., facilities management, architects, and general contractors) and oversight 
  • Proven experience managing large-scale construction and renovation projects, including budgeting, scheduling, and contract management
  • Proven ability to develop and manage budgets, analyze financial data, and control costs
  • Excellent project management skills, with the ability to oversee multiple projects simultaneously and meet deadlines
  • Strong knowledge of facility planning principles (e.g., building codes, construction standards, sustainability practices, etc.)

Preferences:

  • MBA or relevant real estate degree preferred
  • Experience in K-12 and/or non-profit sector preferred
  • Strong analytical and problem-solving abilities, with attention to detail and accuracy
  • Excellent interpersonal and communication skills, with the ability to collaborate effectively with diverse stakeholders and present complex information in a clear and concise manner
  • Knowledge of local, state, and federal regulations related to facilities management, educational facilities planning, construction, and safety
  • Familiarity with relevant software applications for project management, design, and budgeting
  • Strong knowledge of building systems and navigating technology
  • Successful track record of collaboratively working with a wide range of senior level stakeholders and families.

  • Flexibility to work outside normal business hours as emergencies arise

Benefits & Compensation:

KIPP DC offers an extremely competitive compensation and benefits package:

  • The anticipated starting salary range for this position is $151,520-$167,468. At KIPP DC we strive for clarity, equity, and to be highly competitive. When determining salaries we look at benchmarks in the education and non-profit sector.
  • KIPP DC offers a robust benefits package including medical, dental, and vision insurances; various voluntary benefits; and employer paid benefits such as short term disability, long term disability, life insurance, and a membership to One Medical.
  • KIPP DC also offers a 403(b) retirement account with a 3% employer contribution and a 3% match with vesting after three years.
  • Currently, individuals in this role have up to 15 paid time off days, up to 10 paid sick days, and 12 paid holidays. This is subject to change and your exact schedule will be shared in your offer letter.
